RULES TO APPLY:
To process your application we will need the proof of income (financial documents). This proof of income may include but not limited to; pay stubs, benefit letters, bank statements, tax returns and etc. Proof of income information can be mailed, faxed or emailed. It is the applicant's responsibility to verify that we have received their completed application form and all of the financial documents (proof of income) required to process the application. We strongly suggest that you send your financial documents (proof of income) the same time and day you fill out your application and then immediately verify with us that we have received same. Simple Checklist Guidelines for Applicant Procedure □ Application completed online. For each person 18 years of age and over (no exceptions). Please make sure to include a valid email address, as well as employment and rental history contact information. □ Proof of income submitted to the office. 2 paystubs, and other proof of income, and 2 month’s of bank statements. Proof of income may include but not be limited to; pay stubs, benefit letters, bank statements, tax returns, etc OR 6 months of bank statements and the last two years of tax returns if self employed. □ Credit Application Online. Fill out the online credit score application when and if prompted through your email by the property manager. We are committed to equal housing opportunity. RENTAL CRITERIA: Resident History: An applicant must have at least 18 months resident history without any negative information or be a previous homeowner. Applicants with no rental history or with less than 18 months of rental history can qualify with a co-signer. Co-signer must meet the co-signer criteria outlined below. Income Requirement: All adults must provide proof of their income. Combined income must equal 2.5 times over the cost of rent. (This means if you multiply their rent by 2.5 it should equal or be more than their combined income). Proof of income is by the last 2 pay stubs and last 2 month’s of bank statements. Or if they are self employed we require 6 months of bank statements and the last two years of tax returns. To verify their documents are correct you must call their employer and speak with a supervisor to ensure they still work there and their documents are correct. Credit History: Applicants must have a FICO score of 625 or above. (At least one applicant must meet this criteria). If credit scores for other applicants are in the 590- 624 range then this is the "conditional range". Credit score of 600-624, the security deposit is 1.5 times the monthly rent. Credit score between 590-599 the security deposit is 2 times the monthly rent. If the credit score is below the "conditional range" the application will be rejected. Automatic Denials: Evictions, bankruptcy that is not discharged, skip or money owed to previous landlord or falsification of information on the application. Pet Criteria: Dogs must be 1 year or above. No Pit Bulls, Staffordshire Terriers, Doberman Pinchers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Dalmatians, Wolfs, and Wolf Hybrids. Other aggressive dog breeds are permissible upon approval with a $300,000 pet insurance policy that names landlord/property management company as an additional insured. Pet deposits are required at $500.00 per pet. Pet deposits for pets over 40 pounds to be determined. Service and Assistive animals for the disabled are not considered to be pets and are exempt from the foregoing restrictions, but do require prior written approval of management. Co-signers: Co-signers have to qualify with income 5 times the amount of rent. Credit score has to be 700 or above. Foreclosures or Short Sales: Foreclosures or Short Sales are acceptable as long as the credit score still falls within the Credit criteria. Please note: Some specific properties may have slightly different criteria or additional criteria requested by the owner of the property. Please contact the property manager to ask about these particular properties and their specific criteria. All residents are required to obtain and maintain a policy of Renters Insurance and name the landlord/Property Management Company as an additional insured. |
